Equestrian properties for sale are a rare beast indeed, particularly if they include a four bedroom home, licensed riding school, livery for 25 horses, novice cross country course, two ménages, lunging ring, 16 acres and purpose-built buildings.

Dorena Stakes, who has lived here for more than six years, says: “I decided the property was for me as it was in a beautiful rural area, yet in a very convenient locality.”

This property offers a wealth of possibilities. A new owner could expand the business with conference facilities or corporate days.

The detached house has been modernised to a high standard by Dorena. “I’ve put in a new kitchen, new bathroom and a new gas central heating boiler.”

On the ground floor is a porch and hallway, with tiled floors, and lounge with open fire with dog grate and polished flagged floor. Glass doors lead into the conservatory, which looks over the garden and fields beyond, together with a flagged floor and reverse air conditioning unit for hot and cold air.

The tiled dining kitchen has a stone flagged floor, base and wall units, a range-style cooker with hood, integral dishwasher and fridge, and multi-fuel stove in a brick surround.

Also on this level is a rear hallway, off which is a cloakroom with flagged floor and plumbing for a washing machine.

Upstairs, off the spacious landing, is the master bedroom suite, which has patio doors to a balcony and external steps, dressing room with a range of wardrobes and cupboards, and an en-suite shower room with feature wall and floor tiling, wash basin, WC and corner shower cubicle with multi-jet, steam facility and radio.

There are three further bedrooms, one with a fully tiled en-suite bathroom with three-piece suite and built-in cupboard.

The family bathroom is fully tiled with a modern style bath and wash basin, both with wooden legs.

Incorporated under the main part of the house is a group of rooms currently used as a staff area. Subject to planning consent, they could be suitable for a variety of uses including a self-contained annex for staff or relative, or holiday let which could incorporate equestrian holidays. This area includes a staff sitting room, kitchen, bathroom and office.

“My favourite room in the house is the conservatory because of its stunning views over the garden, wild fowl pond and the fields beyond,” says Dorena.

She has also carried out extensive work to the equestrian centre.

“There’s rubber matting in all of the stables, and we added a new automatic watering system, laid gravel walkways to all the fields and put down new tarmac in the horseshoe courtyard area.”

Outside, there are a number of buildings which would suit business meetings, while corporate entertaining could be pursued with other activities. There is also ample parking on the site.

The buildings include a secure enclosed yard with 15 stables, a food preparation room, access to the barn with hay storage area and eight stables, rug airing room and DIY feed store, and a detached stable block for two.

There are two ménages, both rubber-topped, an alarmed and fully-fitted tack room, a meeting room with separate access and enclosed, ring-fenced land of around 16 acres with automatic water troughs.

“Running an equestrian centre is never boring. It has enabled me to meet many interesting people while obtaining plenty of fresh air and exercise along the way,” Dorena adds.

“The property is at the moment being run as a riding school and livery yard, but would also be suited to any other equestrian venture, if running a riding school was not of interest.”
