Magnet and a national DIY retailer have linked up to build brand new store units in a £6.75 million redevelopment plan.

Magnet, which has its base on Keighley Road, Crossflatts, wants to redevelop its current premises and also create a new store with DIY giant Homebase.

A joint planning application has been submitted by Magnet, Homebase and Leeds-based developer Gregory Projects Ltd, which has agreed to buy the site from Magnet.

Homebase has been looking for a base in the area for some time.

If planning permission is granted the companies hope to have the new premises open by Christmas 2006.

In a statement, Magnet said it hoped the development would create five full-time and 45 part time jobs, and keep six existing jobs.

If successful, the planning application will enable the site to be reconfigured to provide Magnet with two modern, separate outlets for its retail and trade facilities

The new proposal will provide a brand new 5,000 sq ft retail showroom for the public that will be used for 'real life' displays of kitchens and bedrooms from which customers can order.

A separate 7,000 sq ft outlet incorporating a 3,000 sq ft mezzanine level will form the basis of a trade unit, of which approximately 1,000 sq ft will be devoted to a counter/display area.

Magnet provides timber, joinery products and hardware to the trade, mainly small, local builders. Having an established outlet on the site Magnet was keen to remain in the area, which is on major local bus routes and is very accessible, being adjacent to Aire Valley link road.

In general, Magnet's mixed retail and trade operations generate relatively low traffic movements and car parking demand.

Redevelopment and demolition works will be phased to allow Magnet's trade operation to continue in a temporary capacity, though it is not anticipated that the retail showroom will remain open during redevelopment.

The proposals will help relieve a distinct shortage of DIY space by providing a 25,000 sq ft store for Homebase, which has been looking for a facility in the area for some time.
