A £2 million pound giant family pub could be open in Shipley by the end of the year.

Tom Cobleigh hope to build the traditional-style pub, which would include three lounges, a dining area and patio, on land off Salts Mill Road.

And they say that the development will create more than 45 jobs for local people.

The pub company has submitted detailed a planning application and say that building work could start straight away if the scheme is approved.

Outline planning permission has already been granted for a pub-diner, drive-through restaurant and self-contained business units on the land. Plans for the pub include three lounge areas with a traditional fireplace, kitchens, cellars and manager's accommodation and space for 85 cars as well as disabled parking.

The pub will be built in stone with a slate roof and surrounded by a landscaped grassy area and a stone wall.

Developers have told planners that four trees on the site will be protected during the building work.

Philip Ridyard, a spokesman for Tom Cobleigh, said: "The pub will be a large, traditional, family pub with informal dining rather than a restaurant.

"We already have a pub in Otley and are due to build in Burley-in-Wharfedale and we're hoping to expand into Shipley.''

Developer Martin Cavalier, who is representing the landowner, said there was quite a lot of competition for the site.

"We decided on Tom Cobleigh because it had the best-looking pub and we're delighted they want to open in the area. It's all systems go now and it will be a real boost for Shipley once the whole site has been completed."

The pub is next to the multi-million pound Holiday Inn Express hotel being built in Old Mill Road.

The hotel, which will create 400 jobs, was expected to be completed in March but developers now say it will be open in June.

Leeds-based hotel developers Hospitality Developments Ltd have got planning permission for the 78-bed, three-storey complex, which will include conference facilities, a bar and car parking.
