The Mystle is a beautiful spacious unique four-bedroom barn conversion.

One of its many charms is around the character and different levels of the property.

It certainly has the wow factor – which even includes a bespoke Italian designed spiral staircase to one of the floors.

The current owners, the Hunt family, have lived there for more than 30 years and have loved every minute. “In 1982 all that was here was a water supply, electricity and gas supply that had been put in by the previous owner,” said Ian.

The barn was then bought by the Hunts. Ian’s brother, a successful London architect who designed the interior said when he handed over the plans that the design would not be the cheapest but would certainly be the best!

“We stuck to his plans and he was right that we would not have an executive house but something absolutely unique."

Hodgson Fold, a conservation area, with some properties dating back to 1652, is a real gem; a pretty little hamlet that is tucked away to the north east of Bradford and and just 2.5 miles from the Leeds boundary.

The Mystle is a Grade II listed building, that has been totally renovated, enjoys an enviable corner plot and backs onto school fields in this rural retreat. “Everybody that drives into the Fold say what a delightful place it is,” says Ian. “Not only that it is extremely quiet with a beautiful secluded garden with friendly neighbours that look out for one another.

Many people comment that you could be in the Dales once inside the hamlet. We both still get a buzz when turning into the track to our house; so picturesque and with a real rural feel.”

The property, which is flooded by natural daylight thanks to six velux roof lights, consists of four bedrooms; three spacious doubles all with built-in wardrobes (including a large walk in for her and separate (smaller!) for him in the master bedroom); and a spacious single that has an office space at one end with high speed internet connection.

There are three toilets, a modern bathroom with bath and shower plus a separate modern shower room.

A solid oak craftsman kitchen with separate utility room, large garage, double glazing and gas central heating complete the property.

The current owners say: “It is the large lounge, measuring some 22 feet long by 15 feet wide, that has triple aspect with solid stone inglenook fireplace and roaring open fire in winter that is one of the special features of the house. Each Christmas we have eight-plus people come stay for the week, which they all love; especially the open fire and the open plan dining room with its stained solid wooden floorboards.

“Of course in the summer it is equally nice to spend time in the peaceful garden that can be seen from the lounge through the floor-to-ceiling large glass doors.

“Immediately you walk out of those doors from the lounge to a lovely paved area full of pots and hanging baskets and then one step up onto the private garden with pond; all you can hear is the gentle waterfall and the abundant wild life.

“An oasis of calm and tranquility yet so near to large bustling cities of Leeds and Bradford – idyllic!”

Full of character yet, the house is less than 30 minute commute to the centre of Leeds and 10 mins to Bradford.

“Within five to 10 minutes we can be at Apperley Bridge, where the new rail station will be, and trains whisk you into Leeds (in less than 10 minutes) and onwards to open countryside.”

Pubs, bars, restaurants and supermarkets are all close by.

There’s a good primary school is just a brief walk away and a little further around the corner lies a a secondary school for 11-18 year olds.

The Hunts who have recently retired intend to downsize and move to Poole in Dorset.

There will be an open day on Saturday July 27 and Sunday July 28 from noonto 2pm and 6pm to 7pm.
