Once owned by one of the first large lottery winners, Upper Lanes Farm – with a five bedroom detached property, adjoining detached barn conversion, self-contained flat, leisure complex, 13 acres of gardens and grazing land, stable and office block – is more like a small hamlet. In fact, I’ve driven through villages smaller than this.

The current owners have lived here since 2005. “The wow factor was the total package. The 360-degree views of surrounding countryside was the first thing that struck us. The quietness and seclusion of the private setting offered peace of mind and security.

“There is plenty of space in the main house and there are rooms you can retire to and do whatever you like doing. “The large kitchen with conservatories attached allows a lot of extra space for entertaining. The three conservatories run the full length of the house and have a striking effect when viewed across the valley.”

There is also a striking converted barn, which is stylish and contemporary and very economical to service and maintain, while with four bedrooms and two bathrooms, the house is very spacious and ideal for modern family living.

After buying the property, the barn was converted to a house. “This was a big job and had to be done with energy efficiency being of the utmost importance. The house had to be well insulated and floors, walls and ceilings had to be covered using high grade insulation panels. The result has been amazing with very economical bills for heating and lighting.

“Other work we carried out included converting the garages into offices and refitting the flat in a new modern style.”

The detached barn conversion offers quality modern accommodation with large lounge and dining kitchen with cream units, utility, study, cloak/wc, four bedrooms with en suite to main bedroom plus house bathroom. The annexe flat above the garages, which has been fully renovated, has a ground floor entrance, lounge/dining area, kitchen, two bedrooms, bathroom/wc “The leisure complex, particularly the large pool with jacuzzi, steam room and sauna is something special and most impressive. There is a Roman theme to the pool building with six columns and Greek key effect tiling around the pool edge, and the soft white with gold and blue are relaxing colours.”

The complex also has changing/shower rooms for ladies and gents and there are various pieces of keep fit equipment positioned around the pool edge, plus a beauty room and two large storage rooms for pool and gym equipment.

The main house has lounge with dining area and a drawing room – both rooms having a solid fuel stove, a superb dining kitchen, breakfast room, rear conservatory, and the leisure suite. “The pool room is probably my favourite space. It is so quiet and relaxing watching the slight movement of water caused by the filtering while the sun casts unusual shadows on the water.”

The owners have achieved everything they wanted with this project – apart from one thing. “My idea was to build a small private golf course, but it takes a lot of time and attention, so this is one objective that I didn’t achieve.”

With 13 acres there is certainly enough land, which has been well maintained with some used for grazing and some has been cultivated for a variety of uses. “The outside has abundant wildlife. A small herd of deer appear every few days and there are foxes, rabbits, stoats, squirrels and pheasants.

“All species of birds arrive in large numbers. I have seen 50-100 woodpigeons, crows and seagulls appeal at any one time. Owls, herons, and woodpeckers are just a few of the many other varieties that can be seen. It is a special place to observe the natural habitat. One can spend many hours looking at the everyday routine of the wildlife around the house.

“We have had good use of the garden. The grandchildren have found it a great place to play in and there have been many garden parties under the marquees that we bought.

“Our time at the house has been great and we will leave with many happy memories – the birth of our grandchildren, the garden parties, and the fantastic surrounding countryside.

“It truly is a great place to live and work.”
