A CONSERVATION Area building could be converted into flats and two shops if new plans are approved.

23 Claremont is a property on a street of grand buildings near the University of Bradford. It has been vacant since 2005.

A planning application has been submitted to Bradford Council that would see an extension built on the rear of the building to create two shops on the lower ground floor.

The rest of the property, which lies within the Little Horton Lane Conservation Area, would be divided up into eight flats.

The extension would be built in a parking area to the rear of the building, accessed by Morley Street. Entrances to both units would be from Morley Street.

Submitted by Nosheen Ahmed, the application says some modern features would be added to the property, including dormer windows on the roof and UPVC windows rather than traditional timber window frames.

It adds: "We believe a great scheme can be delivered here, which will allow the property owner to invest and the neighbourhood benefit.

"The project will see the development of an important non-listed building in a Conservation Area brought back in to life."

A decision on the application is expected next month.
