Our exclusive report today revealing that Yorkshire Forward has pledged to come up with money so that the tip at Odsal can at last be made safe is welcome news on a variety of fronts. It will cost around £7 million to have the contamination removed from the tip, which has been a thorn in the side of the Council in its attempts to regenerate the Odsal site for more than 30 years.

Every redevelopment plan has been hampered by the funding needed first to clear the site, reducing its commercial appeal. Millions of pounds of potential profits would have been wiped out before the scheme was even started.

Above all, the news will be particularly welcome for residents in the area who have understandably been concerned about the state of the tip and the potential threat its contents posed to the environment of the surrounding area.

Once the final plan has been agreed for the tip to be reinstated, it will surely lift a weight off their shoulders and possibly won't do any harm to the value of their properties either.

But although the plan removes one of the key concerns, it also muddies the Odsal picture by again raising the possibility that a stadium could be developed on the site at reduced cost. That will no doubt give the Bulls food for thought.

The question remains, though, with any hope of a supermarket on the site effectively obliterated, what other sort of commercial or leisure facility can be found to fund the rebuilding of the stadium into a top-class venue?
