AVERAGE asking prices for homes newly listed for sale have by increased by 0.8 per cent nationwide this month to £370,759, according to Rightmove data.
In Yorkshire and the Humber, the monthly price increase was 0.3%, putting the current average asking price in the region at £253,513.
That is 2.9 per cent higher than the same time last year.
A higher total number of sales is driving the increase, according to Rightmove, with the number of sales agreed nationwide having increased 27 per cent year-on-year, and the number of newly listed sellers nationwide growing by 14 per cent year-on-year.
The average number of homes available per estate agent nationwide is, as a consequence, at its highest since 2014, according to Rightmove.
Patrick McCutcheon, head of residential at Dacre, Son & Hartley, said: "This year the traditionally busier autumn market appears to have started early, which follows a strong summer in Yorkshire.
"Mortgage rates are also heading downwards, and the choice of property is increasing, which is releasing pent-up buyer demand and encouraging more potential movers to act."
Rightmove's Tim Bannister added: "The certainty of a new government followed by the first Bank Rate cut in four years invigorated the market."
