MORE homes could be created as part of the transformation of the Grade II-listed former Hallmark Cards headquarters.

Proposals for the grand Hallmark House site on Bingley Road in Heaton were unveiled back in 2018, when the site was bought for £6.5m by The Investment Room.

It came after Hallmark relocated its operations and staff to Dawson Lane in Dudley Hill, to bring its head office nearer to the distribution operation and to create a dedicated design and creative space.

The original building dates back to 1937 and was designed by Bradford-based architects Benjamin Chippindale and Richard J. Edmondson. 

The landmark building is in the process of becoming ‘Card House’ and applications have been submitted to Bradford Council to create more living space.

One is seeking permission to demolish a redundant former factory building and put four new houses in its place.

“As part of the site-wide consent the building was to be retained and converted into a community use facility available for use as a multi-functional space available for use by the new residents of the site,” says the application.

“The applicant now wishes to repurpose the building and wider site for residential purposes to align with the wider residential consent.”

It adds: “Given the site is part of the wider Hallmark redevelopment area and within the setting of the listed building, the design of the proposals are modest yet sympathetic, as to not detract/harm the setting of the listed building, or the visual amenity of the area.”

Another application has been submitted to create two studio flats in Hallmark House.

“The proposal looks to utilise existing underused space within the rear (west side) wings of the building to create two, one bedroom studio flats which would provide additional residential offer alongside the existing residential flats being developed at the site,” says the application.

It adds: “The flats will be one bedroomed studio flats, located over two levels.

“At entrance level the flats will have a kitchen/dining space, storage and shower room. The first floor will provide a generous bedroom and living area.

“Both floors and principal rooms will be served by natural light and offer a good degree of amenity and outlook to future occupiers.”

Estate agent Dacre, Son & Hartley’s new homes division has been appointed to market a range of apartments in the development.

The firm described it as the “largest and most exclusive residential development currently under construction in Bradford”.
