A £17 million scheme which could see 114 new homes in Halifax town centre has progressed to the next stage.

West Yorkshire Combined Authority members approved moving the project, which aims to deliver high quality and energy efficient build-to-rent apartments on the site of a former car park at Cow Green, Halifax, to outline business case stage.

Work will also start on preparing the full business case for the partnership scheme which will be delivered through the Brownfield Housing fund.

In July 2020, WYCA secured £67 million funding from the Government’s Brownfield Housing Fund aiming to help build a minimum of 4,500 new homes across West Yorkshire on brownfield by March 2025, delivering much-needed homes.

Councillors heard the Halifax development will install renewable technologies including photo voltaic panels and mechanical ventilation heat recovery to deliver carbon reductions of 30 per cent over and above current building regulations.

The development will also include provision of electric vehicle charging spaces and 80 cycle storage places.

It is indicated it will cost around £17 million, although among questions asked were the impact building inflation might have on project costs.

Around £2.1 million is expected to be contributed by WYCA.

Using Government guidelines, it is estimated the scheme will provide “medium” value for money.
