A LARGE development site in a Bradford city centre conservation area has gone on the market.

The land on Sunbridge Road was, until recently, home to the Laconia Buildings – a five storey former warehouse.

In February 2020 the building, which had already been derelict for years, was badly damaged in Storm Ciara. It became so unsafe that Bradford Council ordered its demolition to protect passers-by from falling debris.

Now the 0.66 acres site created by the building’s demolition has been listed for sale through property agents Mark Brearley & Co.

No price has been suggested, and the company is inviting potential developers to make their own offers for the land.

The plot lies within the Goitside Conservation Area, an area where Bradford’s first mills and warehouses were built.

The Laconia Building had planning permission for a residential conversion of 163 flats dating back several years, but work on the building never started.

Mr Brearley told the Telegraph & Argus that the site could possibly be used for a showroom, workshops or housing.

He said: “Planners are going to want the former building replaced with a reasonable sized building.

“We’ve had a few offers for the site already, but not at the level our clients are able to accept.”

As well as a suitable price for the site, he said any potential buyers will have to have a suitable use planned for the site.
