BRADFORD is the cheapest place to buy a three-bedroom home in the catchment area of an ‘Outstanding’ primary school in England, according to a study.

The average price of a home in the catchment area of an Ofsted ‘Outstanding’ rated primary and secondary school in England is £380,824, which is 49 per cent more than the current national average, the research from the conveyancing team at national law firm, Simpson Millar, found.

However, parents in Bradford can buy a family home for just £79,000 on average near Farnham Primary School, Stratford Road, or £80,000 near Copthorne Primary School, All Saints Road.

In contrast, Camden in London is the most expensive place to buy, where prices average £925,000 – nearly 12 times the price of buying in Bradford.

Simpson Millar’s team, who analysed latest property prices in the same postcode areas as schools that were awarded ‘Outstanding’ status in 2021, discovered that parents looking to get their children into the very best schools should typically expect to pay a two per cent premium, when comparing the cost of homes in the school postcodes with all other properties in the same towns or cities.

Both Farnham Primary School and Copthorne Primary School are mixed, academy converter schools accepting students aged two to 11 and they were last inspected by Ofsted in September and November 2021, respectively.

The average house price for both areas by postcode is £114,121.
