BRADFORD is the most affordable place in England for first-time buyers, according to new figures.

The data shows people buying in the city need just over 14 per cent of their income to afford a house there.

It is based on the average monthly mortgage payment as a percentage of a person's income - this is on the premise of a 10 per cent deposit with a mortgage term of 30 years at three per cent interest.

The average property price in Bradford is £145, 981, while the average annual salary is £28,790, according to the study.

This means the average monthly mortgage repayment takes up 14.3 per cent of an individual's take home pay - the lowest in the country.

Flats and houses regularly go up for sale in Bradford at incredibly low prices, such as one that was on the market for £30,000, in Wingfield Street, Barkerend, back in May (pictured).

The one bedroom house was in need of a full refurbishment though.

Blackpool is the second-most affordable location in the list (15.94 per cent), while Middlesbrough in fifth (17.7 per cent) and Hull in sixth (17.72 per cent) are the next best in Yorkshire and the Humber.

The figures were released by online mortgage broker, Mojo Mortgages.

It comes amid the news the Government is launching a new "First Homes" scheme this month.

This is designed to help first-time buyers and key workers onto the property ladder in their local areas, instead of them moving to another city in order to be able to afford their first home.

First Home properties will be priced at a discount of at least 30 per cent of the original market value to allow more affordable deposits and mortgages.

Prices are being capped at a maximum of £250,000 (£420,000 in Greater London).

But this discount will apply to the lifetime of the property, meaning that same percentage discount will apply when the home is resold in the future.

It could prove useful in some of the more expensive locations across the country.

The study found Oxford was the least-affordable for first-time buyers, with the average mortgage repayments making up almost half (49.37 per cent) of the average take home salary.

Bath (47.65 per cent) and London (47.12 per cent) followed close behind, but there were no locations in Yorkshire and the Humber included in the top ten.

The closest locations to the region on the least-affordable list are Cambridge in sixth (38.49 per cent) and Cheltenham in ninth (36.38 per cent).

For those in London that purchase a property under the First Home scheme, they can expect to pay on average around £766 less a month on their mortgage repayments, taking their percentage spend of income from 42.12 per cent to 32.97 per cent.

Cassie Stephenson, director of mortgages at Mojo Mortgages, said: “While of course it’s important to remember the 30 per cent+ discount will apply throughout the lifetime of the property and will apply when you eventually sell for the first time, a First Homes scheme property is still very much worth considering regardless of location as an option for first-time buyers looking to get onto the property ladder.

“The savings available - particularly allowing first-time buyers access to higher LTV mortgages through reduced deposits - could also mean better access to lower interest rates and improved overall savings across the lifetime of a mortgage."
