A DECISION on whether to allow the construction of 41 houses on a Keighley site will be made next week.

Outline plans to build 45 houses on land off Redwood Close, Long Lee, were approved by Bradford Council in 2018.

Last year more detailed plans for the site were submitted by Accent Housing and Urban Construction Interiors - and included just 32 homes.

The application said the reduction was due to "the presence of the overhead electricity cables and the requirement for an easement beneath the lines."

However, the developer has since purchased the neighbouring High Fold Farm - and plan for another nine homes at this site.

The plans for the land are in the form of two planning applications. One is to demolish homes and farm buildings at High Fold Farm build nine houses in their place. The other is for 32 homes on the larger section of the site.

Both applications have attracted numerous objections, and will go before the Council's Regulatory and Appeals Committee for a final decision next week.

Objectors argue that the homes will lead to increased pressure on local roads. Another points out that the homes are "family sized" - which could put pressure on local schools.

But planning officers have recommended the plans be approved.

They point out that an application has already been approved to build more homes on this site than what is proposed in these applications.

The report going to the Committee says census data shows that there are spaces available in local schools.

It adds: "The development of formerly allocated safeguarded land for residential development is considered appropriate, providing the opportunity for sustainable development within Long Lee.

"The development would provide housing and ensure that the character of the surrounding area is maintained. The effect of the proposal on the biodiversity of the site itself, the surrounding locality; and the adjacent neighbouring residential properties has been assessed and is considered acceptable."

The committee meets online at 10am on Thursday.
