BRADFORD has been named as the second cheapest city in the country for 'upsizing' your home, new research has revealed.

The report, by Compare my Move, revealed Bradford is the cheapest city in England to upsize your home and the second cheapest in the UK, and is the cheapest area for moving from a three-bed to a four-bed property.

Upsizing means moving from one house into a bigger property, and the  research looks at the average price disparity between different sized homes in each city or town.

In Bradford, on average it costs £55,347 to upsize, meaning on average an extra bedroom puts the price up by this much.

The district trails behind only Aberdeen as the cheapest city to upsize, where the average cost is £41,406, and the rest of the top five includes Plymouth, Coventry and Belfast.

Bradford was also revealed to be the cheapest city to move from a three-bed house to a four-bed. The average price of a three-bed is £159,967, and the average for four-beds is £218,110, an increase of £58,143.

This is almost £25,000 cheaper than the next cheapest city - Belfast - and a massive £350,000 cheaper than the most expensive area which unsurprisingly is London.

The capital tops the most expensive areas to upsize list, costing on average an extra £380,115, followed by Brighton in second and a surprise third for Stoke-on-Trent.

Leeds is the tenth most expensive city in which to upsize costing on average £109,546, almost double the cost in Bradford.

Many people have been looking to upsize in recent months after spending more time at home due to the Covid-19 pandemic, and also with people looking to take advantage of the freeze on stamp duty to save themselves thousands of pounds in tax.

Dave Sayce, Managing Director of Compare my Move, said: "We’ve all been spending more time in our homes because of the pandemic, and they have become a space for everything.

"Many now live, eat, work, exercise, and educate their kids under one roof, and some might have realised they could do with some more space, whether this is a bigger garden or a spare room for an office.

"With stamp duty wavered, the housing market has continued to thrive. The cost to upsize homes varies, naturally, depending on location.

"It’s interesting to see a mix of northern and southern towns rank as the most expensive and least expensive locations, as many associate the south being the most expensive.

"Unsurprisingly, London tops the list for the most expensive locations to upsize. But Edinburgh and Bolton are also named as expensive locations, whilst southern coastal locations - Southampton and Plymouth - both rank in the cheapest places to upsize."
