PLANS to re-develop a key site next to the M606 have been submitted to Bradford Council.

Keystone Developments has submitted applications to develop two neighbouring sites at the Euroway Industrial Estate.

One is to refurbish a large vacant unit - 3 Commondale Way, including expanding its parking area and service yard and allowing the building to be used by a wider variety of businesses.

The other application is for an area of vacant scrubland next to the unit, and would see a 750 square metre industrial unit built on the site - just yards from the M606.

Unit 3 is a 2,665 square metre storage and distribution building that was last used by Minster insulation and dry lining but is now vacant and on the market.

The planning application would allow the building to be used beyond storage and distribution, enabling a wider variety of businesses to take on the empty unit, and see the creation of a larger HGV parking area.

The plans say: “This application seeks to change the use of the site to allow greater flexibility for potential future occupiers in order to provide a high-quality industrial premises for Bradford.”

Complementing the plans for the empty unit is the scheme for the neighbouring, long empty site.

As well as the new building there would be parking for 15 cars and two HGVs, as well as electric vehicle charging points.

That planning application says: “The proposed development will provide additional industrial units to provide more jobs in the Bradford Area.

“The site is adjacent to the M606, a key highways corridor into and out of the city, whilst been in walking distance to good public transport links.

“The application seeks to provide additional employment premises within Bradford which would aid the economic development of the town in accordance with local strategic aims;

“The development would not have a significant impact upon the local highway network.

“The development proposal will provide a high quality, employment development that is sympathetic to and reflective of the character of this part of Bradford.”

Plans to build business units on the empty site were proposed and approved by Bradford Council in 1992 - but the units were never built.

Decisions on both planning applications are expected next month.

Due to its links to the motorway network, the Euroway Industrial Estate and surrounding area is seen as one of Bradford’s big employment areas.

Nearby business include the Jet2 training centre, Borg Warner and NG Bailey.

Last year a planning application to build industrial units on nearby Transperience Way were approved by Bradford Council, and proposals for a multi million pound “Enterprise Zone” on nearby Staithgate Lane have also been proposed.
