NORTH Oxford residents are furious over a plan to build an extension to a hotel that they worry could bring noise and disruption.

Linton Lodge Hotel, in Linton Road, wants to extend its buildings at the back of its site and to a 1970s wing. It would lead to 33 new bedrooms, creating a total of 120 bedrooms.

The hotel trades as a Best Western but is owned by Ke Hotels.

The company said it wanted to create a ‘much higher quality “boutique” hotel’.

It said an extension would result in the loss of its Best Western brand and that investment would ‘enhance and modernise the hotel inside and out’.

But in a submission to the city council, a resident said they are ‘not only disturbed by the behaviour of hotel guests but also by delivery lorries’ serving the business. That would only get worse if the extension was granted, they said.

Ke Hotels also runs the Abbey Hotel in the centre of Bath. It also will run a Moxy hotel in Manchester.

Another unhappy resident has told the city council: “The proposal summary sounds mild enough but this is in addition to the existing rooms, for a total of 120 rooms!

“Thus this would be a huge new hotel bang in the middle of a small street in one of the quietest residential areas in Oxford.

“For comparison, the enormous Randolph Hotel at the corner of Beaumont Street in the city centre has only 151 rooms.

“To service the 120 rooms in this hotel here would be a large amount of additional traffic, lorries providing supplies, noise from both traffic and hotel guests, etc."

They added: “I think therefore that such a construction would greatly - and adversely - change the nature of the neighbourhood and of the North Oxford Conservation Area, and I object strongly to this application.”

The hotel is made up of nine buildings off Linton Road, which have been developed and used as a hotel since the 1930s.

The house at 11 Linton Road was first used as a home from about 1905. Four of the buildings, including that, became a hotel in about 1937. Other extensions to the hotel were finished in 1967, 1972, 1973, 1984 and 2012.

In February 2017, another application was brought to build a part one and a half storey and part two and a half storey extension that would have included 24 new bedrooms.

It was refused because the authority said it ‘failed to meet’ planning policy.

Permission was granted for a controversial hotel in Banbury Road, Summertown – about half a mile away from the Linton Lodge Hotel – last October.

Many residents were opposed to the move to open the new easyHotel, which one headteacher said would make life for people in nearby roads ‘intolerable’.

easyHotel said it would encourage its users to take public transport to make their way to North Oxford.

The company said it will spend £15m building the new hotel.
