PEOPLE are being asked to have their say over fresh plans to redevelop a former nursing home, this time to convert it into 35 luxury apartments.

Elm Royd Nursing Home in Brighouse closed down in 2017 and the then owners of the building applied to Calderdale Council to change it into bedsits, while rooms were advertised on SpareRoom for £280 a month.

More than 150 local residents objected to the move, and the Council still lists the application as "pending consideration".

Now the building is under new ownership and planning consultants Johnson Mowat are advertising fresh plans ahead of submitting a planning bid to the authority.

Their website outlines how the planning consultants and VIDA Architects are inviting comments and feedback over the proposed development.

It states: "This proposal seeks to re-develop the now closed care home into a residential development comprising a mix of 1, 2 and 3 bedroom luxury apartments, to be sold on the open market.

"The existing building comprises of a mixture of original building with extensions added over the years. This proposal seeks to replace the confused existing building with a coherent apartment block which will improve the aesthetic within this area of Brighouse.

"This proposal represents a sustainable development adjacent to existing residential areas with the re-development of a now vacant care home site.

"The site is well positioned within the town of Brighouse with a close proximity to local transport links and local amenities making it a sensible location for residential development."

The draft proposals include ten 1-bedroom apartments, 20 two-bedroom apartments, and five three-bedroom penthouse apartments. There would also be 45 parking space for residents and visits "to ensure that no on street parking within the surrounding areas will be necessary".

It reiterates that this is not an HMO development.

In 2017 the Telegraph & Argus reported how the nursing home, which shut down after a third inadequate rating, was being advertised as bedsits.

The home was also on the market with a guide price of £700,000.

Then owner B&H Vincent LLP applied to the Council to change its use to a house of multiple occupation, turning the 42 bedrooms into bedsits.

In planning documents, it stated: "The home has reverted to the owners who seek to operate the building as an HMO with 42 letting rooms. No changes to the external structure or elevations are planned."

The report adds: "The accommodation with particularly suit professionals working in the locality.
