PLANS to demolish a pub and build a retirement development in Menston are being considered next week.

A report before a meeting of Bradford Council’s regulatory and appeals committee recommends councillors give the go ahead to the over 60s accommodation which would be built on the site of the Hare & Hounds Public House, just off Bradford Road.

The application from Cheshire-based company Adlington, is for a four-storey apartment block. There would be 71 one, two and three bed apartments, with on-site care available to all occupiers. The company carried out a public consultation in April.

The planning application has attracted objections from Menston Parish Council which considers the proposed design “intrusive on the local environment”. And it adds: “It considers that the design would be more acceptable if it was reduced by a storey”.

If the application is approved the parish council has suggested that highways officers look at restricting parking on Bradford Road.

A further eight objections have been received citing grounds such as: insufficient parking, the impact of the development on the “already struggling GP service” and “the height of the building would be overwhelming”.

A ward councillor has commented that, if approved, careful consideration must be given to the junction to facilitate the left hand turn to Otley from Menston so as to ease the flow across the junction from and to Buckle Lane.

The Gardens Trust has also raised an objection saying the proposed development would harm the significance of High Royds.

Highways have raised no objections, subject to conditions.

The regulatory and appeals committee meets on Thursday, September 13 at 10am in City Hall. They are recommended to approve the development subject to conditions set out in the report.
