Property History & Additional Information

Built in 1828-30 as Lord John Gerard's 'overnight family residence/lodge house' when visiting the area from his Hyde Park home, as he oversaw the massive rebuilding and renovations of his Renaissance Garswood New Hall mansion (This was sited directly opposite, which is now the Ashton Golf Club) following his ascension to the title.

The huge Garswood New Hall landed-estate became the Gerard family's prime residence thereafter, with Cross House sited at its northern gateway.

The house is built via red brick construction & pale-stone quoins, matched with clipped-edge Welsh blue slate.

The house deeds are very interesting as they are historical documentation appertaining to the successive Lords and Baron's Gerard, through the years.

Eventually, following a sale into private hands in the late 1950's, the large manor house was split into x2 three bedroomed properties:

The rearmost 1/2 retaining the 'Cross House' address.

And our larger frontage aspect was named 'The Elms'.

Accessed by a substantial, discreet 4m wide tarmac driveway off Millfield Lane (WN4 0YF) and sat in almost an acre of private, mature tree-lined gardens.

Included within the landscaping is a separate grassed Paddock land, which has great potential subject to relevant Planning Permissions.

This idyllic prime residence enjoys total calm & serenity whilst retaining the largest private gardens plot in the entire local area.

Ideally situated for the nearby motorway network and approx 10 minutes drive from the village. Less than one hour from Liverpool or Manchester/Preston and close to all city airports.

The house has been gently (but substantially) modernized & updated over the years with extreme care to retain most of its original period character & charm.

Slated welsh-blue pitch roofs, double glazed leaded windows, shaped bay windows, tall slender chimneys and 10' high Georgian filigree ceiling beams in one half of the layout and the later additional 1850-built 'Wings' having the heavy ornate Victorian plaster-work of the time, together with 10' ceilings, make it a very elegant residence.

Perfectly shaped for additional building/extending to one side, the house layout can be very easily be substantially extended to offer many additional room layouts: Extra Bedrooms/Huge kitchen/Cinema/Office/Gym/Media/Spa etc, again subject to permissions.

Every room boasts correct period 5 or 6 branch Rococo chandeliers & wall sconces (Waring & Gillow), which is open to negotiation.
