Residents opposing plans for Otley Road, Baildon, fast-food outlet


Residents have opposed plans to convert a former newsagents shop in Baildon into a fast-food outlet due to concerns about road safety and a lack of parking.

A report to Shipley Area Planning Panel says there have been five objections to the proposal to convert the former premises of Otley Road News at 14 Otley Road, including two from ward councillors and a 37-signature petition against it.

But it adds the plan has also received some support, based on “the economic benefits of new business in Bradford”.

Councillor Val Townend said she and fellow Baildon Councillor Roger L’Amie had objected to the proposal due to the road safety and parking concerns.

She said: “There just isn’t any car parking and obviously the road is so congested – both Otley Road and Baildon Road are so congested.

“If you’re having a takeaway you’re going to be having people who are coming frequently, which is the last thing you want in that area.

“They have got to park off the road, there’s nowhere they can park on Otley Road because it is all double yellow lines and there’s nowhere else to park.

“People have contacted us, people are concerned about it.

“Obviously it is the parking that is the main problem. If there was adequate parking it wouldn’t be a problem, but there just isn’t any.”

Council officers have recommended the plans be refused by the planning panel when it meets on Wednesday.

The report says the application includes a suggestion that part of a car park in George Street, Baildon, could be used in an attempt to overcome previous reasons for refusal.

But officers state: “This area is not within the applicants’ control and the appropriate notice has not been served on the land owner.”

The report says although the principle of the proposal is accepted, it does not outweigh highway safety concerns. It states: “The proposed development fails to provide suitable provision for the accommodation of motor vehicles.

“The use of the premises as a takeaway would result in an increase in on-street parking, interfering with the safe and free flow of traffic on a stretch of highway where the principal function is carrying traffic freely.”

The Telegraph & Argus was unable to contact applicant Mehboob Hussain or his agent Shazad Mohammed.

As there are two pubs within a few yards of the premises I cant see the validity of an objection.

Wow, a 37 strong petition!
And when the shop was a newsagents, surely there were people stopping in their cars to buy newspapers,cigarette
s, confectionery etc all the time.
Its hardly an upmarket area in that immediate vicinity, but no doubt some nimby will come online and tell us its the end of the world if a takeaway opens there!

is this just further down from the junction with briggate and commercial street, I have driven past that area and it is usually busy so this would restrict opening times to when there is less traffic and even if they open during rush times they would need to provide alternative parking, so probably wouldnt be a sound business venture

Unlike the sandwich shop which existed between that newsagents and the Junction pub?
There is side street parking there, there is also on road parking close by, which isn't a danger to traffic or pedestrians. It is just complaining and moaning for the sake of it as is usual with residents of Baildon.
If not, why weren't there complaints or petitions against the sandwich shop? One of your own maybe?

takeaways do most of their trade in the evenings when the roads are quiet and much of the trade is delivery or folk on foot. Sounds to me like "safety fears" are a figleaf for the nimby's.

Many is the time in the old days that I drove a Red West Yorkshire bus around Baildon.
They have a lot of pride up there and
I think the residents are worried it
will be a bad image, Baildon is not
Bradford funnily enough in there eyes
and I for one can see their point of view I,m of the old school obviously.

How a story like this makes it into the local newspaper beats me, thirty something signatures on a petition, what a non-story.

Not yet one objection on this site, although still early yet.
I agree with the others on here. This objection appears to be more "I don't want one in my back yard" than any real safety concerns.
How can you object to a food outlet when one was previously used next door. And I would have expected more traffic chaos with a newsagents than a takeaway.

Possibly the people who live local don't welcome the takeaway as much as they would a sandwich shop because of other less desirable things that we see in other parts of the city with many fast food outlets. As someone said on an earlier post the people of Baildon are a proud lot. They could see this as a step in the wrong direction.

They do take away too, infact you've a number of dedicated take aways, wok this way (excellent) for example. Personally I don't see what the fuss is about.
