Go-ahead given to skyscraper

Plans to build the tallest building in Bradford have been given the green light by Bradford Council.

The 38-storey Citygate development on Manchester Road has been granted outline planning permission by planning bosses.

Developers Asquith plan to start work on the £150 million development next year and hope to have it completed by 2013.

The skyscraper will be built on Bradford's Manchester Road and will include a 116-bedroom hotel, luxury apartments and townhouses, as well as retail space, two private landscaped courtyards and car parking.

The hotel will also include conferencing facilities and a banqueting hall big enough to accommodate 1,000 guests.

Asquith is also behind the Gatehaus building in Little Germany, which is nearing completion and due to open later this year.

It unveiled the plans for the Citygate skyscraper in April this year and formerly submitted the plans to the Bradford Area Planning Panel this week.

Russell Baker, chairman of Asquith, said: "We are delighted and excited by Bradford Council's decision to push forward with the plans for Citygate.

"We hope to repeat the success of our previous project, The Gatehaus, by creating a building that is not only stunning but provides greater business and residential opportunities for those looking to live and work in Bradford."

The project had already gained backing from the Bradford Trident board, a community-led organisation working with Bradford Council on the regeneration of the city centre, as well as strong support from local residents and businesses during an in-depth public consultation held in June.

As part of the deal, Asquith will make a contribution of £122,304 to educational provision in the area, with a view to the possible expansion of nearby All Saints CE School or the provision of another primary school in the City Ward.

The developer will also have to provide an additional £164,000 towards recreational open space and playing fields to cope with the demands of extra people in the area.

Sixteen of the proposed townhouses will be offered at a 50 per cent discount of the open market value as a contribution to on-site affordable housing.

Glenn Howells, an architect working for Asquith on Citygate, has been nominated for the Stirling prize for architecture for his work on other projects.

Haha, dont people realise that there is going to be a massive HOUSE PRICE CRASH.

Check out Rightmove.co.uk there are hunreds of empty appartments in BD1 alone. You can even rent a city centre appartment for 300 quid a month. There are about 50 for rent at Listers Mill - no one wants them, so they stay empty.

350 jobs lost at Initial, 350 at the British Bakery, thats potentially 700 houses going to get repossesed.

How are the property speculators going to make a killing by bying property in Bradford now? HAHA, they are not, and so they shouldnt because they are parasite barstewards.

We have house buying inflation at 19% and we need an extra 1m homes in this country due to a severe shortage.

Based on those two facts alone the chances of a housing market collapse is negligible.

The market dictates prices, and their is no evidence whatsoever that the market is going to crash.

You might be a bit young to remember but during the 80's and 90's bank base interest rates were very high reaching 18% at once stage. Despite rises the bank base interest rate it's only 5.75% so we have a long way to go yet before we enter the negative equity problems.

Why not build it in Forster Square there's plenty of spare land not being used down there at the moment, then surround it with the lake planned for behind the town hall.
Then instead of putting hotels etc in it use it as a prison to house all the scum and deadbeats of our society.
Will 38 floors be enough?

Your correct there has been a decrease in the population in Northern England, but it is not low enough to cause a turn round in the lack of houses available in the North.

You might want a price crash but I'm afraid your going to be waiting a long time before you do. That's why the Government has now increased the number of homes that new developments have to provide at a lower cost plus for the first time in years Housing Associations are actually building new rented accomodation.

That was a very positive remark about a lift to the top. It assumes that the thing will actually be built. Expanding schools also implies that the development would attract families with children. A recent survey found that families would prefer a house with a garden in the suburbs. Their next survey will be about the religion of the Pope and the toilet habits of bears.

As any local estate agent will tell you, a sizeable proportion of this demand is for larger houses with two or more reception rooms to match the extended family. Whilst any extra housing is welcome, the 36 storey tower will not provide this.

This tower, if built, will be a great addition to Bradford and a good icon of success, only one piece in the jigsaw, but one of the best pieces. Also there isn't going to be a property price crash, just a slow down to a stand-still, which is needed to slow the market down and give first time buyers a chance. The tower won't attract families, but is for a hotel and single person residencies. Also it has to be built to better standards than older tall buildings, and is private so will not house unwaged council residents.

People of Bradford, get behind your city, if you don't, who else will?
