Properties with equestrian facilities are pretty rare, and ones that come with a lovely barn conversion in the middle of wonderful riding country surrounded by bridle paths are even rarer.

Gamsghyll Barn has all this to offer, and more. When the current owners first saw the barn back in 2006 only the exterior had been completed.

“It was tipping it down – not perhaps the best time to look at a home, but we fell in love with it anyway, and even better, we had the opportunity to design the interior to our specification.

“We believe the barn dates back to the 1700s and was part of the Carr Head Estate.”

Some of the work was carried out before the owners moved in, and the rest was carried out after. “For three months we lived a rather nomadic life without electric while the work went on, but it was worth it when it was finished.”

It certainly was worth living without the modern conveniences for a while.

This is a truly outstanding individual detached stone barn conversion enjoying an enviable rural location with long distance views towards open countryside across the Aire Valley.

Superbly appointed, the Barn has four bedroom en-suite accommodation standing in attractive gardens which include a paddock together with a yard where there are purpose built detached stone stabling and outbuildings.

Sitting on the edge of beautiful open countryside, although without being isolated or remote, the barn enjoys a pleasant degree of privacy and offers a unique opportunity to experience the best of rural living in a superbly appointed home.

On the ground floor the triple aspect living/dining kitchen runs from the front to the back of the house, with contemporary light oak units with granite work tops, built in oven and hob, dishwasher, and an additional Rayburn, where you will usually find the family’s Labrador.

Adding character is the oak flooring, beams and timber lintels.

At the heat of the tome is the dining hall with its exposed stonework, beams and oak flooring, together with a glazed area set into the style of the former barn door, with twin French doors to the garden.

“The staircase is made from the original roof timbers.”

Also running the depth of the house is the triple aspect sitting room with its inglenook style fireplace, multi fuel stove, exposed stonework, ceiling beams and oak flooring.

“The sitting room is probably our favourite room. It has windows on three sides, bringing the outside in, and lovely thick walls and windowsills.

“It’s a lovely room to sit and watch the seasons change. It’s beautiful now in autumn with the leaves changing colour.”

Upstairs is the dual aspect master bedroom with an en suite shower room, three further bedrooms and a contemporary bathroom with electric underfloor heating.

“One of the best things about living here is the peace and quiet, yet we’re just a couple of miles from Cross Hills.

“There are lovely walks and some great bridle paths.”

Outside is a tarmac driveway and attractive, private, gardens with lawns and a stone flagged sun terrace – an ideal spot to enjoy the views across the valley towards countryside and the hills.

There is also a detached stone workshop, ample parking, an enclosed paddock adjacent to a modern stone built twin stable building with concrete yard, storage/tack room/workshop with security alarm.

“Our abiding memory of living here is seeing the children growing up here. There was so much room to play and ride their bikes, they were never inside.

“We’re going to miss driving up the driveway and seeing the fairy lights twinkling in the trees.

“It’s going to be a wrench to leave here.”
