A CYCLE cafe, a brand new gym and office buildings could be included in a new multi-million pound development.

A pre-application presentation on the future of 97 Lea Bridge Road in Leyton was given to Waltham Forest council’s cabinet on Tuesday.

During the talk by developer Hill and architects Pollard Thomas Edwards it was revealed construction could begin on the site offering 300 homes next year, if planning permission is granted.

Despite Waltham Forest council recommending all developments offer 50 per cent affordable housing, the new site may offer just 20 per cent.

The development is described as a ‘residential led’ project with commercial units.

This would be a total of 62 homes.

The buildings could be up to 18 storeys high, with three towers, but the decision is yet to be finalised.

Councillors on the committee said they were concerned that all of the affordable units were in the same block.

“I have been made aware of cases where social housing tenants said they have been treated differently to the other homes, and here they are all in one block.

“If they won’t be different why will they be separated?”

A representative from Pollard Thomas Edward said: “That is not the case.

“From the outside you would not be able to tell which is which.”

Along the side with Burwell Road will be houses, with office space and retail units being placed on the side with Lea Bridge Road.

The spokeswoman told the cabinet meeting: “We are hoping to be able to put in a planning application in late Autumn.”
