When it comes to the setting for a family home, they surely don’t come much better than that of this absolutely stunning family home which sits in 200 acres of parkland and woodland which includes two football pitches, a cricket pavilion and tennis courts which are all free to use by residents. You need never worry about the children not getting enough exercise.

“Built in 2011 this was originally the show home for a flag ship development of 15 executive homes built in the style of traditional Yorkshire stone houses,” says the current owner who has lived there with his family since 2012.

“The homes are constructed from premium Yorkshire stone from Bingley and benefit from traditional stone mullions and hardwood doubled glazed windows. The show home was fitted out to the highest standard and has features that none of the other properties have including, fitted furniture to all bedrooms, two fitted study areas and oak doors to the lower floor.”

And it doesn’t stop there. “The kitchen also includes tri-folding doors that open up onto a large patio area.”

The house was originally marketed in 2013 at an asking price of £1.1million and has since been extended and marketed today at a 'price to sell' of £997K.

“When we first saw the house it shouted luxury and privacy whilst being a convenient location to Leeds. The house has lovely views onto woodland and the garden is full of wildlife. The house was, and still is, in excellent condition.”

There’s a welcoming reception hall; cloakroom; three principal reception rooms – two with French doors to the garden; large well appointed living kitchen with utility off and a superb garden room glazed to three sides. Four first floor double bedrooms including an impressive master with en-suite and dressing room off; house bathroom. Further en-suite shower room. Second floor – large study landing; double bedroom; cinema room and bathroom. Outside there are sheltered and well stocked landscaped gardens, driveway parking and a double garage.

The only work that the owners carried out was to add an orangery in 2015 and re-configure the kitchen as a result of that.

“We have also planted a hornbeam hedge to the rear boundary. Otherwise it is as it was when we bought it.”

Every room in the house has much to commend it, especially the kitchen, which is fitted with Shaker style units in cream with granite work surfaces.

It has an induction hob, two full size ovens, fitted combi oven/microwave and a fitted steamer oven. Integrated dishwasher and waste disposal sink sunk into granite work surface.

It is this room, the orangery and family room that all flow into one, which is the owners’ favourite space.

“This is a fantastic and large living space that allows my wife to spend time in the orangery and kitchen while still keeping an eye on the kids. It’s the heart of the house and has fantastic views out onto the surrounding woodland.”

MORE FROM PROPERTY OF THE WEEK

The garden was landscaped professionally by the builders, given that it was the show home. It is now mature with a variety of trees and shrubs.

“Our abiding memory of our time here will be spending summer nights in the garden which benefits from the sun all day long, listening and watching the wildlife.

“We are going to miss the neighbours, the peace and quiet, the access to the 200 acres of communal park and woodland. Plus our beautiful kitchen/orangery/family room and for me the cinema room!”
