It’s hard to believe that when the original timber framed Little Horton Hall was rebuilt in the mid-to-late 17th century for the Lister family, who were clothiers from Halifax, the Civil War and execution of Charles I was fresh in people’s memory.

Set in the heart of Little Horton Conservation area this Grade II star listed property had an air of mystery about it when the current owners first saw this unique property back in 1977

“It was set back in overgrown gardens, behind a row of mature trees, and was truly enchanting as well as being an excellent example of vernacular Yorkshire architecture with the sensitive proportions of the double gabled front elevation clearly the work of skilled masons.”

“In the 18th century the house was sub-divided into three dwellings – at one point having more than 30 people living in it. This was reduced to two in the 20th century, but it is now consolidated into one home.

“Prior to our buying the Hall it was tenanted by an elderly lady who, for a good number of years, used just one room upstairs and one room downstairs, so it was in serious need of refreshing.”

The stone slate roof was relaid, plasterwork was restored, windows were glazed, and an electrolytic damp proof course was installed and the gardens were organized.

“Every single room contains significant period features. The house boasts four 17th century fireplaces and three later ones.

“There are extensive mullion windows, evidence of the internal timber framing with beams, joists, roof frames as well as early oak panelling, wooden and stone flag floors, period doors and lots of storage space.”

Upstairs off the large landing with superb early paneling and monumental timberwork, the bedrooms are all spacious with one open to the ridge height showing beams and early timber framing, and a stone fireplace while three have built in wardrobes and ceiling beams.

“Our long time favourite room now serves as dining and music room, not least because it captures the afternoon and evening sun.”

“The garden has received a lot of attention, the parterre was laid with more than 400 box plants, a lily/fish pond was uncovered and brought back to life, hedging and paths have been restored and the trees suffering from Dutch elm disease were felled and replaced.”

“We shall really miss the generosity of space, the comfort of the reception rooms, in particular the housebody/sitting room with its magnificent bressumar arch fireplace complete with woodburning stove, as well as the flexibility of the various parts of the garden.

“We have never had the feeling of owning the house, partly because it has so many occupants/owners before us and we hope that what we have done will secure its future for many years to come.”
