Ten years ago a friend of the current owner of this huge character stone built home with large gardens recommended that they take a look.

“It didn’t look like a semi. In fact it is larger than most detached homes. It is not a typical semi and the entrance to the other property is on Crow Tree Lane.

“It is very private as Rookwood is not visible from the main road, set back with a very lengthy drive.

“It is very grand and imposing in nature and structure.”

Built in 1908, it was owned by a mill owner and then an Honorary Surgeon at the BRI which is nearby.

The character features such as high ceilings, exposed timbers on the second floor, beautifully crafted coving in each room, wooden windows, French doors extending out on to the patio, and large cellars for storage were also a draw.

Since the owners moved in they have carried out a programme of refurbishment, including fitting a new kitchen, two new bathrooms, wooden flooring in the kitchen, re-roofing, restoration of exposed timbers in three bedrooms, and each room and hallways have been re-decorated. Then five years ago new carpets were fitted throughout the house.

With its stained and leaded windows, decorative plasterwork and panelled doors, the owners have carried out a sympathetic restoration included restoring the wooden windows rather than replacing them with PVC windows.

The accommodation is extremely spacious with three large reception rooms, dining kitchen with separate cooking area, cloakroom, three large first floor bedrooms with a shared bathroom and a house bathroom, three further second floor bedrooms – one of which is more than 20ft square – and a further bathroom.

In more details, the lounge has a lovely bay window to the front and a window to the side – ensuring that the room is flooded with light, whatever the season, an ornate marble fireplace and a corniced ceiling.

The living/dining room also has a marble fireplace with open grate, built in display cupboard, corniced ceiling and French doors out to the front garden.

The third reception room also has French doors to the side and a recessed display cupboard.

Fitted with a range of modern units, the dining kitchen has granite work tops, pull out larder unit, separate cooking area with cupboards, granite work tops and a range style cooker.

Also on the ground floor is a large storeroom and a cold room with tiled walls.

“Our favourite room is the living room which overlooks the front garden. It’s very airy thanks to the bay window and another to the side. It also has lovely views of Thornton and Queensbury on the horizon.

“We also love the master bedroom, which also is full of light and has fantastic views of neighbouring villages.”

Upstairs, the majority of the bedrooms have the original fireplaces. There is a Jack and Jill bathroom on the first and second bathroom, and a family bathroom with corner bath. There is also a separate WC with a stained and leaded window and another bathroom on the second floor.

At the front of the house is a private drive and parking area, a large flat, lawned garden with mature trees and a further lawned garden to the side, together with a tool shed and fuel store to the rear.

“The gardens are well maintained and often used for barbecues, even wedding parties or entertaining guests.

“We have enjoyed the privacy of our home and the fact that it is a spacious and unique property. And these are the things we are going to miss the most.”
